When the Queensland Department of Housing refers your details to the Company an affordability assessment is carried out on your household based on the income information you have provided to the Queensland Department of Housing. Brisbane Housing Company determines your household’s maximum affordability for rent with the following formula:
30% Household Weekly Income + Commonwealth Rental Assistance = Maximum Amount of Rent Your Household Can Afford
Brisbane Housing Company will only consider your household for properties with rents set no higher than the maximum amount of rent your household can afford. Brisbane Housing Company will not lower its rents to meet your household’s affordability limits. Your details will be placed on the company’s data base for consideration when properties become available.
There is no need for you to contact Brisbane Housing Company unless your contact details have changed, your household size has changed or your income has changed.
Weekly Household Income x 30% + Commonwealth Rental Assistance(CRA) = Maximum Amount of Money the Household can Afford in Rent
A one bedroom property has become available to rent at Kelvin Grove for $165.00 per week.
The following examples are how BHC determines if a client can afford the rent of a particular vacant property.
Mary & John are a pensioner couple and receive from Centre Link on a fortnightly basis $919.40.
Affordability Assessment: $459.70 x 30% + 50.50(CRA) = $188.41 (this is the maximum amount of rent the household can afford to pay)
Therefore this household can afford the rent of $165.00 per week on the property and would be considered for a tenancy in the vacant 1 bedroom unit in Kelvin Grove.
Tom is a single pensioner and receives from Centre Link on a fortnightly basis $552.60.
Affordability Assessment: $276.30 x 30% + 53.60(CRA) = $136.49 (this is the maximum amount of rent the household can afford to pay)
Therefore this household cannot afford the rent of $165.00 on the property and would not be considered for a tenancy in the vacant 1 bedroom unit in Kelvin Grove.
