INFORMATION FOR CURRENT AND POTENTIAL TENANTS

At the present time Brisbane Housing Company will only consider households referred to the Company by the Queensland Department of Housing from its Common Register of Need.

These households must remain eligible for housing with the Queensland Department of Housing and also demonstrate they can afford the rents charged by BHC on its individual properties before they will be considered for housing by the Company.

If you have not applied for housing with the Queensland Department of Housing, you can submit an application at one of their offices or access the Application Forms.

Eligibility Requirements

The Queensland Department of Housing uses the following elements to determine your eligibility for its Common Register of Need:

  • Residency Requirements;
  • Property Ownership Requirements;
  • Independent Income Requirements; and
  • Household Income.

To find out if you meet the Eligibility Criteria for Brisbane Housing Company, go to the Queensland Department of Housing website.

If an applicant is found to be ineligible but their circumstances later change for example, their household income reduces, they should contact the Queensland Department of Housing to discuss their situation.

How does Brisbane Housing Company get my information so I can be considered for housing?

The Queensland Department Housing may choose to refer your household details to Brisbane Housing Company. If you wish for your details to be referred to Brisbane Housing Company for consideration you will need to notify the Queensland Department of Housing.

Brisbane Housing Company will only accept your details from the Queensland Department of Housing as a “Referral”.

When the Queensland Department of Housing refers your details to the Company an affordability assessment is carried out on your household based on the income information you have provided to the Queensland Department of Housing. Brisbane Housing Company determines your household’s maximum affordability for rent with the following formula:

30% Household Weekly Income + Commonwealth Rental Assistance = Maximum Amount of Rent Your Household Can Afford

Brisbane Housing Company will only consider your household for properties with rents set no higher than the maximum amount of rent your household can afford. Brisbane Housing Company will not lower its rents to meet your household’s affordability limits. Your details will be placed on the company’s data base for consideration when properties become available.

There is no need for you to contact Brisbane Housing Company unless your contact details have changed, your household size has changed or your income has changed.

AFFORDABILITY ASSESSMENT

Weekly Household Income x 30% + Commonwealth Rental Assistance(CRA) = Maximum Amount of Money the Household can Afford in Rent

A one bedroom property has become available to rent at Kelvin Grove for $165.00 per week.

The following examples are how BHC determines if a client can afford the rent of a particular vacant property.

Example A:

Mary & John are a pensioner couple and receive from Centre Link on a fortnightly basis $919.40.

Affordability Assessment: $459.70 x 30% + 50.50(CRA) = $188.41 (this is the maximum amount of rent the household can afford to pay)

Therefore this household can afford the rent of $165.00 per week on the property and would be considered for a tenancy in the vacant 1 bedroom unit in Kelvin Grove.

Example B:

Tom is a single pensioner and receives from Centre Link on a fortnightly basis $552.60.

Affordability Assessment: $276.30 x 30% + 53.60(CRA) = $136.49 (this is the maximum amount of rent the household can afford to pay)

Therefore this household cannot afford the rent of $165.00 on the property and would not be considered for a tenancy in the vacant 1 bedroom unit in Kelvin Grove.

When would Brisbane Housing Company contact you?

Brisbane Housing Company will contact you if it requires more information from you or when a property becomes available which falls into your household’s affordability limits and meets your household requirements. You will be contacted by one of Brisbane Housing Company’s contracted housing managers who will require you to come in to their office for an interview to be considered for a property that is becoming available.

You will need to ensure that you take with you to the interview the following:

  • Photo identification;
  • Proof of income;
  • Any references; and
  • Other documentation that may be required.
If your household is invited to attend an interview for consideration for housing this does not mean that you are going to be offered housing from Brisbane Housing Company.
