Progress

To date the Brisbane Housing Company holds 596 completed and occupied units with 111 under construction, 97 in approved design stage and 90 in site acquisition stage. Projects in the preliminary feasibility stage exceed 100. On this basis, the total Company program from preliminary projects through to completed schemes exceeds 1020 Units which we hope to achieve by 2010.

This total anticipated housing to be achieved exceeds the BHC business plan by a significant margin despite challenges faced by difficult market conditions and unavoidable delays. Close monitoring and cash flow management have been undertaken to achieve these results.

Increasing Output

Priority is being given to strategies to acquire land cost effectively, to establish partnerships and joint ventures with the private sector to reduce construction costs and to maximise the benefits of leveraging debt finance.

The Company is also researching new models and products including accommodation for the homeless who are excluded from existing hostels & clients with special needs. With encouragement from the Brisbane City Council, we are seeking ways to achieve higher densities on the land we acquire.

Efficient Building

Our success in securing value for money is illustrated by the fact that projects initiated most recently have been secured at an average cost of construction including fees of approx $170K.
